We address some commonly asked questions about our revised plans for Plot 6, Silverthorne Lane.

Since the original planning permission for Silverthorne Lane was granted, Plot 6 has been acquired by a new development team to deliver the student accommodation. When planning permission was unanimously granted for the Silverthorne Lane development, there was nonetheless some negative feedback relating to the proposals for Plot 6. The new team has appointed a new design team to take a fresh look at the site, and some changes are proposed to address concerns expressed about the original plans for Plot 6. The extent of these changes is such that a new planning application is required.

The new development team is led by Studio HIVE, who have already been involved in the Silverthorne Lane development for a number of years as the development partners for plots 2-4. They have appointed Bristol-based AHMM Architects to draw up the new plans for Plot 6. AHMM are also behind the approved designs for Plots 2 – 4.

No, this is a standalone planning application for Plot 6 only. The rest of the Silverthorne Lane development is unaffected. Indeed, we anticipate that site enabling works will be getting underway imminently to prepare the site for regeneration, including the provision of new homes, workspaces and an urgently needed secondary school.

The revised proposals will deliver a more positive response to the site and its context, as well better meeting the aspirations of the Strategic Framework for this part of the city. The footprint has been revised to make better use of the site’s unique shape and constraints, releasing additional open space and providing a much more open aspect fronting the Feeder Canal. The height of the main tower element has been reduced by one storey, which with other design changes results in a scheme that sits better in within the site and its wider context and creates an improved focal point on the gateway to Bristol.

The revised plans aim to deliver a development that achieves BREEAM Outstanding rating for sustainability, and at a minimum achieve BREEAM Excellent. It aims to be a low or indeed Zero Net Carbon development which, with increased open space and planting, will achieve Biodiversity Net Gain.

A planning application is to be submitted in mid to late October 2022. This will then be considered by Bristol City Council, including statutory consultation with technical consultees and the wider public. In the meantime, site remediation works for the wider Silverthorne Lane development, including Plot 6, will be getting underway in the Autumn of 2022 to prepare the site for development.
